Randwick council is deliberating over a DA for 9 storeys of shop top housing with 358 student rooms, in place of the old CommBank next to the light rail. Coming in at $910, the LGA has the 5th highest median rent in Sydney, compared to $675 in the Inner West. Much of this is driven by demand for student housing.

Randwick council is deliberating over a DA for 9 storeys of shop top housing with 358 student rooms, in place of the old CommBank next to the light rail. Coming in at $910, the LGA has the 5th highest median rent in Sydney, compared to $675 in the Inner West. Much of this is driven by demand for student housing. 

Despite this, Randwick has sought a ban on student housing from the state government (for a second time). They’ve suggested students are to blame for the decline of shops along Anzac Parade, saying students don't "frequent cafes, restaurants or pubs in the area”, and suggested additional student housing is a threat to housing diversity, while only making up a handful of the over 60’000 dwellings in the LGA.
